Outright Gifts
Cash, appreciated securities or closely held stock may be donated outright or pledged over a period of up to five years, both with excellent potential tax benefits.

Life Income Gifts
A donor may transfer cash or appreciated assets to a charity, which, in turn, pays a reliable, steady stream of lifetime fixed income back to the donor – and usually at a higher rate of return than from other life income investments.

Remainder Trusts
These trusts – either an “annuity trust” or a “unitrust” – provide a donor with a lifetime income and a charitable income tax deduction.

Real Estate Gifts
Donate residential or commercial real estate to a charity in one of two ways: an outright property gift (earning a charitable income tax deduction) or through a retained life estate contract, where you continue to live in the home for life.
